For homeowners & landowners

Know exactly what you own

Buying, selling, adding on, putting in a septic system, or dividing family land? We survey the property, find or set the corners, and give you a signed and sealed plat.

Boundary survey

For vacant land, farms and wooded tracts. We locate your property lines from the deed and recorded plats and find or set the corner pins. If anything is built on the property, we show it too.

Common reasons
  • Buying or selling land
  • Finding or resetting lost corner pins
  • Questions about a neighbor's line or an encroachment

As-built survey

For a lot with a house on it. We survey the property lines and show everything built on the lot: the house, driveway, fences, sheds, pools and other improvements.

Common reasons
  • Closing on a home purchase or refinance
  • First step before a fence, addition or pool
  • Knowing exactly what's on your lot and where

Parcel split

Divide one tract into two or more lots. We survey the land, lay out the new lines and prepare the plat for county review and recording.

Common reasons
  • Giving land to family members
  • Selling off part of a tract
  • Creating a homesite on farm or wooded land

Sketch plan

For a fence, addition or pool, we start with an as-built of what's on the property now, then draw in what you plan to add with distances to the property lines.

Common reasons
  • Fences, pools, additions and outbuildings
  • Building permits and zoning approval
  • HOA architectural review

Septic permit submittal SC only

For South Carolina properties, we prepare the site plan for your septic permit application, showing the house, proposed tank and drain field, well and setbacks, ready to submit.

Common reasons
  • New home on a lot without sewer
  • Replacing or expanding a septic system
  • Building on rural or family land

For home builders

Every lot, start to finish

We work with production and custom builders across the Grand Strand and beyond. Send the request by email and we track each lot through every step, or just the steps you need.

  1. Plot plan

House placed on the recorded plat with setbacks and easements, ready for permit.

  2. Rough stake

A quick stakeout of the proposed house so the building pad can be brought up in the right spot.

  3. Hub & tack

Precise hubs set for forms before the slab or foundation is poured.

  4. Form board check

We verify the form boards against the plot plan and setbacks before concrete is poured.

  5. Post foundation

Survey of the poured foundation to confirm it sits where it should, inside the setbacks.

  6. Final survey

Final as-built survey of the finished house for closing.

Elevation certificatesIn flood zones we provide FEMA elevation certificates at each stage: construction drawings, building under construction, and finished construction.
